View Full Version : WANTED: Factory unit in WA

Ok fellas, ive been looking for weeks, and ive only come across a handful of factory units for lease. Ultimately what im after is right at the small end of the scale, so the units are either owner occupied, or are leased without being advertised. Im hoping someone on the forum might know a mate of a mate, or something like that :)

I make electric guitars (www.ormsbyguitars.com), so it needs to be an industrial type unit, with a size of 90-130m2.

$250 cash, to ANYONE who can recommend a factory unit approximately 90-130sqm, that is suitable for my purpose, and i get granted a lease.

Requirements: i dont need high exposure, main street frontage, so i dont want to pay the hefty rates for that "bonus" either. It must be zoned as commercial/industrial (so not ya mum's backyard). Gotta be easily accessable... lets limit it to as north as Joondalup, as south as Bibra Lakes, as west as the ocean, and as east as gnangara/malaga/bayswater/belmont/welshpool

Canningvale might be a bit far, but i'll consider it. Prefer Belmont, welshpool, myaree, oconnor, freo, carlisle, osbourne park, or simular.

Looking for a two year lease... MINIMUM. Dont want to have to move in six months cause they are knocking them down. Budget is $1000 a month all inclusive.

Mezzanine would be nice, but not important... rather have a small foyer for all the stuff i want to start bringing in (eg: not so common guitar gear).

Ive spent a bit of time this week ring around and it seems there is virtually NOTHING on the market to suit the size i need, or its on some major traffic route so the price is sky high. Ive left my details with a handful of agents, but if you guys see or hear of anything, id really appreciate a heads up.

Ive even looked at leasing a house, with a large workshop at the back, but most (well, i havent found one yet) councils wont allow timber based manufacturing (eg: commercial not hobby) from a residence.

I will even consider sub-leasing a part of a larger factory (maybe a cabinet maker?).

Currently, ive got my eye on a unit in south freo, but it is too far south from where i ultimately want to be.
